5 Step Systems
- Choose your Home Plan and Options
Select the home of your choice from our existing inventory of plans. We offer one and two story plans with two or three car garages, 3 to 4 bedrooms and more. Once you've picked out your plan, personalize it with our many Options. Your Realtor will review these options and pricing with you. - Finalize your Purchase and Sale Agreement
Our team of experienced Brokers will prepare and review your Purchase and Sale Agreement and your Option pricing with you. Please don’t hesitate to ask questions. Once the P&S is signed we will break ground and start the construction of your new home.
At this time our Broker will give you a list of our vendors and we’ll work with you to contact them to set up appointment dates that will be listed on the "Vendor Schedule Form". These are dates which will allow us time for the products to arrive and for us to schedule the installation prior to your closing date. You will also pick out your exterior siding, trim and door color, and pattern selections.
Because the majority of these vendor's products must be ordered and may take 4-6 weeks before they are delivered to your home, it's important that the appointments with these suppliers take place early enough for you to choose your selections and place the order. - Final Selections Walk Through
Once the framing is complete, you will be notified by your Broker to meet with our electrician at your new home for the electrical walk through. You will finalize the location of outlets, lighting placement, phone jacks, Internet jacks, and surround sound (if opted for).
Immediately following your meeting with the electrician it will then be time to place your lighting order. You will be given a “Lighting Worksheet” to write down all your light fixture locations and fixture types. This will make it easier for you when you pick out your fixtures at the lighting store on the date listed on your "Vendor Schedule Form". - Pre-closing Orientation Walk-through Meeting
Within days of your closing, our Project Supervisor will host a New Home Orientation Walk-through Meeting. Your Home Orientation is an introduction to your new home and its many features. This meeting goes beyond the traditional walk through to include a detailed demonstration of your new home and information regarding its maintenance. We encourage you to ask questions about how your new home operates. - Finalize Punch List Items
Although we strive for zero Punch List items, we do understand that once you’ve moved into your new home there may be some "Punch List" items not covered under our limited warranty and we will need to return to your home to finalize. A Punch List is a checklist of every item that is incomplete, not done at all, or requires fixing or replacement. Within the first 30 days we will ask you to fill out the Punch List form you were given in your closing package and submit it to us via fax, email or standard mail and we will schedule an appointment with you to take care of them immediately. Please be sure to include ALL your items on the list, as we do not accept multiple punch lists. We will then ask you to sign-off that your punch list items have been completed to your satisfaction and the project is entirely complete. This will not include limited warranty items of course.
